We utilize both multiple listing services in the Metro Chamblee area, and then syndicate to every top website where renters go to find properties. There is a huge disparity between the price you will get either marketing your property on your own, or utilizing a company that does not utilize the best marketing techniques. Extensive Tenant Screening/Background Check +

Once we’ve found a prospective tenant who is ready to make application, we start the process of making sure they will be a good candidate for your property. A few of the main things we look for when helping our clients determine the quality of an applicant are as follows:

  • What is the applicant’s credit score? We run a full credit check
  • Does the applicant have a criminal record? We run a full background check that checks all 50 states for any kind of criminal record.
  • Is the tenant employed? If so, how long have they been employed? Who is their employer? How much do they make? Do they make a salary or commission? Or both? Are they self-employed or do they work for a company? We verify employment.
  • Is the prospective tenant currently renting? If so, have they been good tenants to their previous landlord? Did they pay their rent on time? Did they take care of the property? We do a rental verification on all applicants.
  • Does the prospective tenant have sufficient reserve funds/assets in the event of an unexpected hardship such as job loss, reduction in pay, loss of business, medical emergencies, etc?
  • Does the prospective tenant/s have or plan on having pets reside in your property? This is a very important part of the screening process, and the size/type/breed of the pet/s are very important in determining the amount of pet deposit required, or if pets should be allowed at all.

Rent Collection +

Collecting rent on time is one of the most important parts of property management, and we make it easy for our tenants to pay their rent. We accept online rent pay, checks, and cash. We have systems in place that ensure our owners are always in compliance with the law. We diligently follow the proper legal steps in a timely manner to make sure that if a tenant is late paying the rent, there is an automated paper trail that will ensure you have not let unnecessary time pass, which will ensure a faster collection process if legal action is required. If legal action is required we employ the best, most cost effective, and fastest eviction firms in Chamblee. Since we provide outstanding tenant screening prior to leasing our delinquency rate is very low, and it is very rare that we have to take legal action.

Maintenance/Repair coordination +

Equity 1 Team, Inc. coordinates any and all repairs that may need to be completed at your property. For smaller jobs we have licensed/bonded/insured companies that we’ve negotiated volume discounts with to handle items such as HVAC, plumbing, electrical, landscaping, and cleaning services. For larger, costlier improvements and repairs such as carpet replacement, hardwood floor refinishing, painting, roofing, cosmetic updating, etc. we will obtain multiple bids, and assist the property owner in determining the best course of action.

Periodic property inspections +

Equity 1 Team, Inc. performs periodic inspections of the properties we manage in order to ensure that our tenants are maintaining the interior and exterior condition of the property. Our goal is to preserve the equity and investment of our clients.

Preparation of monthly owner financial statements +

Equity 1 Team, Inc. provides our clients with monthly financial statements that are easy to read, and detail all financial transactions. We can also provide quarterly or yearly reports at no extra charge upon request.

Preparation of year-end 1099 forms and financial statements +

Equity 1 Team, Inc. prepares 1099 tax forms for our clients.

Ensuring Landlord/Tenant Law compliance +

As members of both the Chamblee Board of Realtors and NARPM (National Association of Residential Property Managers), we insist on strict adherence to GA Landlord/Tenant Law, thereby protecting and educating our Owners and Tenants and assuring compliance to all laws pertaining to the rental industry. As active members of these organizations, we continually train in this area as well as participate in legislation in order to keep our Owner Clients updated.

Ensuring Fair Housing Law compliance +

The Fair Housing Act of 1968, amended in 1988, prohibits housing discrimination on the basis of race, color, religion, sex, disability, familial status and national origin. Failure to abide by this law results in heavy fines and penalties for a Brokerage and Home Owner. We abide by this law in all marketing, advertising and management, thereby protecting our Owners from legal damages.

Showing the property to prospective tenants +

Your Property will be personally shown by a licensed Real Estate Agent, with particular expertise in dealing with renters.

Easy/Accessible online rent-payment option for tenants +

A link and log-on information will be given to Tenants to enable payments to be made by Visa, Mastercard or e-check through our secure Payment Processor, Frontline Processing. We also accept checks, money orders, cashier checks and direct bank checks by mail or drop-off at our office.

Online portals for owners and tenants +

Each individual Owner and Tenant is given a password for access to our management site, Buildium. With this password, Owners can log on anytime to view their account, with monthly reports being sent automatically to the Owner each month when posted. Tenants have access to their account ledger as well as documents (lease agreement, renewal contracts, move-in inspection forms) and are able to log on to submit work requests.

Secured trust accounts for rent, security deposits, and reserves +

We keep separate, secure accounts at Brand Bank:

  1. Rental Deposit Account which all rent income is deposited to and from which all vendor invoices and Owner Draw checks are paid.
  2. '
  3. Escrow/Security Deposit Account: As required by GA Landlord/Tenant Law, a separate account is maintained only for Security Deposits.  No operating funds or rents are allowed in this account.

Chamblee Area Information

Chamblee Area Info

The area that would later become Chamblee was originally dairy farms. During the late nineteenth century, an intersection of two railroads was constructed in Chamblee; one carried passengers from Atlanta to Charlotte, North Carolina, while the other ferried workers and goods back and forth from a factory in Roswell to Atlanta. A settlement known as Roswell Junction emerged at the intersection, and the United States Postal Service decided to establish a post office there. However, feeling the name of the settlement was too similar to nearby Roswell, they randomly selected Chamblee from a list of petitioners for the new post office name. Chamblee was incorporated in 1907.

During World War I and World War II, Chamblee served as the site of U.S. military operations. During World War I, the U.S. operated Camp Gordon, home to 40,000 servicemen. This influx of new people created a building boom in the town. Camp Gordon was closed after the war and then re-opened as Navy Flight Training Center at the advent of World War II.
